Chells Way Surgery, Stevenage

Like many Practices across the country, the Chells Way Surgery in Stevenage had outgrown their previous building and were facing various challenges in delivering modern healthcare due to outdated and unsuitable facilities.

The practice served the locality from a property that was purpose-built in the 1980’s and designed to accommodate, what was at that time, very predictable growth in the patient population. However, over the last decade Stevenage has seen a significant rise in local housing developments and this of course has had a dramatic impact on the Chells Ways Surgery patient list, leading to high demand and various capacity issues.  These, combined with a shortage of space for additional staff, was stifling the Practice’s ability to deliver enhanced medical services.

Recognising there was an urgent requirement for a modern and sustainable premises, the partners at Chells Way Surgery began to consider their development options and were advised to seek the help of a specialist primary care developer. Following a market testing exercise, GPI were appointed as the Practice’s preferred development partner and tasked with identifying a viable premises solution that mirrored the practice’s vision and ultimately, the delivery of a new medical facility fit to serve the expanding community for the future.

A number of sites were considered before all parties agreed that the most suitable option was to extend and refurbish the existing surgery building. The biggest concern with this approach was the potential risk of causing significant disruption to the on-going operation of the Practice during the development process. However, through careful and strategic planning of the four phase development plan, the Practice were decanted from the old building into the new extension during the process, to allow continuous operation, ensuring minimal disruption to staff and patient safety when on site and eliminating the need for temporary closure or porta-cabins.

The final result is a building which has exceeded expectations and now enables the practice to efficiently expand and improve services in accordance and the East & North Hertfordshire CCG Sustainability and Transformation Plan (STP) and NHS Five Year Forward View. The original size of the existing building was 374 sqm, however the extension and refurbishment now provides the practice with 894 sqm of new accommodation and expanded car parking facilities. Additional capacity has also been integrated into the new facility to cope with future patient growth and the inevitable shift of secondary care services into primary care.

This project is a fantastic example of how an undersized and outdated surgery can be transformed into a modern, fully integrated medical care centre, providing a sustainable premises solution that will benefit the local community for years to come.
