GPI worked closely with the doctors to understand their aspirations and how to accommodate the distinct practices independently whilst interacting well via shared accommodation.
The limited triangular space with a canal and main sewer on one side, an electrical substation and high voltage over-head cables on another and a private road on the last required imaginative design.
Monton Medical Centre also houses a local pharmacy operator improving convenience for both patients and practices.

The new primary care centre was completed on time and on budget providing modern and welcoming accommodation for patients and staff.
In Monton, Salford, Greater Manchester three single handed practices were operating from out-dated converted premises in cramped conditions. The practices were also struggling to comply with the Disability Discrimination Act and had serious Health & Safety issues – specifically the occasional visit from rats from the Bridgewater canal! As well as the overwhelming need for change the doctors aspired to provide modern health services from purpose built premises that would welcome both patients and staff.
The project stakeholders were keen to appoint an experienced development partner who could deliver on time and on budget. After viewing some nearby primary care centres the stakeholders were impressed with GPI’s track record and appointed them as their preferred development partner.
GPI worked closely with the doctors to understand their vision, a key part of which was for the three practices to retain distinct identities whilst interacting well via some shared accommodation.
The project posed some particular challenges – after extensive research the development team were able to establish that the existing site was the only viable option. Nonetheless, this meant designing a project that could fit within the confines of the canal, a main sewer an electrical substation, over head high voltage cables and a private road. The canal side also forms part of Monton Conservation Area, so GPI carefully negotiated acquisition of additional land from the local authority. This created capacity for additional on-site car parking and GPI also procured temporary accommodation for the effected practices on an adjacent green.
Following an 11 month demolition and construction period, the new primary care centre was completed on time and to budget. The Monton Medical Centre provides modern, accessible premises which will allow the practices to develop services in line with their vision.
