The innovative GPI project manager negotiated the acquisition of two adjacent plots of land to assemble one large site able to accommodate the requirement.

GPI were keen to ensure that flexibility was maximised through the construction of future expansion space at first floor level.

The sense of commitment and continuity with the same GPI project manager discussing the initial requirement through to helping the practice move in creates the most effective development process.

The new building provides dedicated podiatry, audiology and health promotion rooms as well as a treatment / minor ops suite with the flexibility of a separate access for potential out of hours use.

The steel frame design allows future flexibility through the reduction of internal structural walls.

Following successful completion of a similar scheme in the local area GPI were chosen as preferred developer for the Ash Grove Surgery. The practice served the majority of the town from a building which had been a GP surgery since 1910. The original building had been extended on numerous occasions and an adjacent bungalow had been converted in an attempt to meet growing demand.

Once GPI and their professional team had established the requirements from the practice in terms of size and location, the process of site identification and analysis commenced. A number of options were considered before all parties agreed on the most suitable site. The innovative GPI project manager negotiated the acquisition of two adjacent plots of land to assemble one large site able to accommodate the requirement.

GPI and the design team worked closely with the practice and Wakefield District PCT who decided to take advantage of this exciting opportunity to also replace the ageing Knottingley Health Centre and develop a design which met their requirements for both now and with flexibility for the future.

GPI obtained planning consent for a 1,850 sq m building providing GP and nurse consultation and treatment spaces as well as a clinical and administrative base for the PCT nursing teams. In addition, the new building provides dedicated podiatry, audiology and health promotion rooms as well as a treatment / minor ops suite with the flexibility of a separate access for potential out of hours use.

Work commenced on site in September 2008 with progress benefiting from a steel frame design which allows future flexibility through the reduction of internal structural walls. Monthly meetings held on site with the practice representatives provided updates on progress and importantly a chance for the user to input into the choice of colours, materials and finishes for the building.

In July 2009 Ash Grove Medical Centre welcomed the first patients only 10 months after construction commenced, on time and on budget. Whilst providing enhanced facilities for the practice and the PCT, GPI were keen to ensure that flexibility was maximised through the construction of future expansion space at first floor. Through discussions with the practice about their future aspirations, this space has been designed to create a further minor ops suite with recovery rooms to meet possible future demand or alternatively it can be turned into additional administration accommodation.
